What you can expect from us
One round for every unit
We book the air conditioners in one building back to back, and several buildings by area where we can. So we don't make a separate trip for each unit.
Priority if something fails
With a maintenance contract, you go to the front of the queue when an air conditioner stops working.
Nothing extra without your OK
If the technician spots something that needs extra work, you'll hear what it is and what it costs first. We only go ahead once you've said yes.
OWNERS' ASSOCIATIONS AND FLATS
The whole building in one round
If several residents have air conditioning, we book them back to back. That saves journeys, and the VvE or the managing agent has one point of contact.
If the outdoor units are on the roof, make sure the technician can reach them safely. If a cherry picker or scaffolding is needed, we agree that beforehand. Those costs are charged separately.
An ordinary split system in each flat, with about 1 kilo of R32, is well below the threshold for the legal leak check. A large shared system may be a different story: here's how it works.

LANDLORDS · RENT POINTS
Air conditioning that also heats can earn rent points
Since 1 July 2024, in the points system for social and mid-rent homes
Since 1 July 2024, cooling has counted in the woningwaarderingsstelsel, the points system that sets the maximum rent. Each room with a fixed air conditioner that can also heat earns 1 point, up to 2 points per home. That room then also counts as a heated room.
The system does have to meet a few conditions:
- it's fixed to the property; a portable air conditioner doesn't count
- it can both cool and heat
- it has a product energy label of at least A+, under the EU Ecodesign rules
- it delivers at least 100 watts per square metre, at an operating temperature of up to 35 degrees
- there's a valid energy label for the home (NTA 8800) that includes the cooling
The Rent Tribunal (Huurcommissie) won't work this out for you: as the landlord, it's up to you to show that the system meets the conditions. So keep the product sheet and the energy label.
If you let rooms, it counts per private room, also up to 2 points.

LANDLORDS · HEAT
A rented home that's too hot can count as a defect
Since 1 July 2026, a tenant in social or mid-rent housing who has ongoing problems with heat can take a case to the Rent Tribunal, including in homes built before 2021. They report the problem to you first. If it hasn't been sorted within six weeks, they can go to the Rent Tribunal.
If it turns out to be an overheating home, the Rent Tribunal can lower the rent temporarily until the problem with the home is fixed. Among the bigger changes, made by the landlord or after consulting them, it lists fitting a heat pump or air conditioning.
Homes built from 2021 have the TOjuli standard, which shows whether a home can get too hot. For older homes, a measuring method is expected around mid-2027; until then, the Rent Tribunal uses a temporary approach.
If the home already has air conditioning, the yearly service includes checking and testing how it works and the temperature, among other things.
OFFICES AND COMMERCIAL BUILDINGS
Servicing that fits around your working day
Office, shop, practice or restaurant: you take out a contract per building, and we book the service every year for all the air conditioning in it. By arrangement, we can also come outside your opening hours, so it gets in your way as little as possible.

LEAK CHECKS AND RECORDS
Large system? Then leak checks apply
If a system holds 5 tonnes of CO2 equivalent or more in refrigerant, a certified technician has to check it for leaks (Article 5, Regulation (EU) 2024/573). CO2 equivalent is the weight of the refrigerant in tonnes multiplied by its global warming potential; for R32 that's 675. With R32, the threshold is therefore about 7.4 kilos. An ordinary split system with about 1 kilo of R32 comes to 0.675 tonnes, well below it.
For a system like this, you keep records: which refrigerant it holds and how much, what was added and when, who worked on it and their certificate, and the dates and results of the checks. Keep them for at least five years (Article 7).
The duty lies with the operator: whoever actually controls how the system runs. The threshold applies per system, so ten separate air conditioners in one building aren't added together. The amount of refrigerant is on the label on the outdoor unit; any refrigerant added during installation counts too. If the label says "hermetically sealed", the threshold outside residential buildings is 10 tonnes.

From 500 tonnes, a leak detection system is compulsory, and the system itself has to be checked every year.

You pay a fixed price a year for the Professional Air Conditioning Service. What you pay depends on the number of indoor units; prices assume one outdoor unit and include VAT. If you have more systems, more buildings or more than four indoor units, we'll work out the price for you.

QUESTIONS
Good to know for landlords and managers
Who maintains the air conditioning in a rented home?
If the air conditioning is part of the property, the landlord has to put defects right (Article 7:206 of the Dutch Civil Code). Small, simple jobs that need no specialist knowledge are for the tenant (Article 7:217 and the Minor Repairs Decree, Besluit kleine herstellingen). If the tenant had the air conditioning fitted themselves and at their own expense, it falls outside the landlord's maintenance duty. Agree in the tenancy agreement who arranges the yearly service.
Does air conditioning in an office need an inspection?
No. The inspection for air conditioning systems over 70 kilowatts, once every five years, was removed from the Dutch Buildings Decree (Besluit bouwwerken leefomgeving) on 29 May 2026. What remains is the leak check under the F-gas Regulation, for systems from 5 tonnes of CO2 equivalent.
Does every air conditioner in our building need a leak check?
No. The leak check applies per system, from 5 tonnes of CO2 equivalent in refrigerant. An ordinary split system with about 1 kilo of R32 comes to 0.675 tonnes, well below that, even if there are twenty of them in the building. A large shared system can fall under it; you'll see that on the label on the outdoor unit.
How often does air conditioning in an office or practice need a service?
Usually once or twice a year. It depends on how hard it works and where it hangs: in a kitchen, a salon or a dusty workshop it gets dirty faster. At the first service, you'll hear what your system needs.
Do you service my brand?
Very likely. We service all the common brands, such as Mitsubishi Heavy Industries, Mitsubishi Electric, Daikin, LG, Panasonic, Toshiba, Samsung and Haier, even if another company installed your system.
